This is a partially wooded lot, divided by Alston Road and is approx. 1.4 acres in size. Seller believes this property has access to the public water system.

The property will also be advertised in the local newspapers.

Terms of Sale: This Property will be offered for sale “AS IS, WHERE IS.” Seller makes no warranty, guaranty or representation of any kind, expressed or implied, as to the title, property boundaries, zoning, merchantability or fitness for any purpose of the property offered for sale. The Buyer shall not be entitled to any payment from Seller for loss of profit or any other money damages – special, direct, indirect, or consequential. South Carolina law shall govern the terms of this sale. In the event of litigation related to this sale, the prevailing party shall be entitled to recover legal fees and expenses from the non-prevailing party.

The property will be conveyed by Beaufort County School District as successor in interest to R.K. Harley, J.M. Kempher, and P.W. Brown, as Trustees of Ladies Island School District No. 7 of Beaufort County, South Carolina via a quit claim deed with the following legal description: ALL that certain piece, parcel or tract of land, situate, lying and being on Ladies Island, County of Beaufort and State of South Carolina, containing one (1) acre, more or less, and being more particularly bounded and described as follows, to-wit: Bounded on the North by lands now or formerly of Nat Mitchell; on the East by Sams Point Public Road and on the East and West by lands now or formerly of Felix Powell.

Beaufort County Tax Map# R200-006-000-0024-0000 This being the same property conveyed to R.K. Harley, J.M. Kempher, and P.W. Brown, as Trustees of Ladies Island School District No. 7 of Beaufort County, South Carolina by deed dated June 14, 1938 and recorded in Book 53 at Page 558 in the Office of the Register of Deeds for Beaufort County, South Carolina.

Drawer #309, Beaufort, SC 29901-0309 or delivered in person or by commercial carrier to 2900 Mink Point Blvd., Beaufort, SC 29902 during normal business hours: 8:00AM to 5:00PM, Monday thru Friday, excluding Holidays. Upon receipt of payment from Buyer, Seller will deliver the executed deed to Buyer. Acceptable forms of Payment Are: CASH, CASHIERS CHECK or MONEY ORDER - ONLY. (Bank Cashier’s Check is preferred).
