On site inspections are highly recommended. It is understood and agreed that there shall be no warranties, expressed or implied, as to the condition, fitness for a particular use and/or warranty or merchantability of the item. This unit will be sold on an “As Is” and “Where Is” basis.

The winning bidder will be responsible for removal and transport of the unit which must comply with all applicable state and local regulations. Purchaser shall contact the County to arrange removal of the unit and a copy of liability and auto insurance must be provided to the County prior to entering the property to remove the item. All cost associated with the pickup and removal of the item is the responsibility of bidder.

Charlotte County and the Industrial Development Authority reserve the right to refuse any and all bids.

Q: What is the weight of the unit. Will a Dodge 3500 Diesel pull it or does it have to be pulled by a commercial Mobile Home hauler? (6/20/20 10:11 AM)
A: The title indicates the empty weight is 25,000 pounds. Our understanding is that due to the weight & width of the unit, a commercial hauler with escorts would be required to transport the unit on the highway. As noted in the listing the tires are deflated & may need replacing; the unit has also settled some on the site, so a commercial hauler would be better equipped to address these issues. Q: Does this unit have a bedroom and if so can you post a picture (6/22/20 2:41 PM)
A: The building is designed with one open room plus a bathroom, which does not have a door. The kitchenette cabinet area is at the far end of this open room and the bathroom is at the opposite end. The original intent was for the bed to be placed in the corner of the open room (shown in Picture 5) beneath the track in case a caregiver was using a lift to assist the resident in getting from the bed to the bathroom. Q: Understanding that these are wildly overpriced with actual outside dimensions of 11' 7 x 24' 7, I'm concerned about the 2006 build codes used and they may not be sufficient for a building permit today. A: As stated in the ad, there shall be no warranties, expressed or implied, as to the condition, fitness for a particular use and/or warranty or merchantability of the item. Since the structure was designed and built by third-parties as a prototype, the Charlotte County Industrial Development Authority cannot verify that the unit would meet the building codes in effect in any jurisdiction. A: There is a unit mounted in the back wall, the corner of which can be seen in Photo 5. The thermostat is located below & to the right of the unit and appears in the same photo. However, the MedCottage is not connected to power at its current location, so the heating & a/c has not been tested by the Industrial Development Authority. RemovalRemoval
Property may be removed by appointment only and appointments must be made at least 24 hours in advance. All items must be removed within thirty (30) business days from the time and date of issuance of the Buyer's Certificate.

The Buyer will make all arrangements and perform all work necessary, including packing, loading and transportation of the property. No Assistance will be provided. A daily storage fee of $10.00 may be charged for any item not removed within the 30 business days allowed and stated on the Buyer's Certificate.
