As a bidder, you don't have to constantly watch auctions and worry about being outbid! All GovDeals Internet Auctions feature an auto-bid. In the bid box on the auction view page, enter the HIGHEST dollar amount that you are willing to pay, and the GovDeals bidding system will bid on your behalf by placing a bid at the current LOWEST minimum bid. If another bidder outbids your LOWEST minimum bid, the system will automatically place another bid, once again making you the current high bidder, until your "top dollar" number is reached. The auto-bidding system will continue to place the LOWEST minimum bids on your behalf until you are the winner of the auction or another bidder bids higher than your auto-bid. Auto-bids are completely private and are never displayed to other bidders. In the event of a reserve price auction, your auto-bid will immediately bid up to the amount of the reserve OR to the max amount of your auto-bid if the reserve price is in excess of your auto-bid.

Bid Extension

If a bid is placed during the final 3 minutes of an auction, the auction will automatically extend for additional 3 minutes. This will continue until no bids are placed during the last three minutes.

Since most bidding occurs during the final minutes of an auction, this allows all bidders a sufficient amount of time to continue bidding.

Questions and AnswersQuestions and Answers
Q: how much is reserve? (4/23/19 12:52 PM)
A: The reserve amount is not disclosed. When the reserve price is reached the sale will reflect that status. (4/23/19 12:55 PM)

Q: Plats. Say 32 acres ,is it 32 or 40 ? (4/24/19 7:45 AM)
A: When the property was purchased MDC purchased 40 acres more or less as per the attached deed dated December 12, 1991. According to the Marion County Assessor they do not assess the property owner for the area of the river. For a further explanation of that please feel free to contact the Assessor’s office directly at the number on the listing. The property conveyed to the Buyer will be what is listed on the legal description. We make no claim as to the actual acreage nor do we provide any legal advice on riparian rights. (4/24/19 9:52 AM)

Q: Are these 40 acres on a flood plain? (4/25/19 12:09 PM)
A: We do not have access to FEMA flood maps and cannot answer the question. (4/25/19 12:21 PM)

Q: Why is conserved land being sold? (4/25/19 9:12 PM)
A: This small parcel was originally acquired to provide a river access on the South Fabius River. At a later date other sites were developed in the region that served the need. In order to provide more cost effective management this small parcel was deemed surplus. Please see our website for more information about our other 1200 conservation areas. (4/26/19 11:10 AM)

Q: has this land been for sale previously? What type of zoning is in this area? Are there any building restrictions in this county, township or state? (4/26/19 11:04 AM)
A: This land has not been offered for sale since it was acquired in 1991( see attached deed). Zoning and site usage are typically managed at the County level. Here is a link to the Marion County office that can help with your question regarding building restrictions: We are unable to answer any questions about site or usage restrictions. (4/26/19 11:18 AM)

Q: Will this parcel land come with a Current Survey...Pinned on All four corners? thanks (4/27/19 9:33 AM)
A: Please note the reference in paragraph 3. There is no current survey and the Buyer is free to obtain one at Buyer's expense. (5/1/19 9:40 AM)

Q: What is the yearly taxes? Thanks (5/2/19 4:54 PM)
A: Please note this excerpt from the asset description: "The property is not presently assessed for Real Estate taxes. For an estimate of the annual real estate tax prospective buyers are encouraged to contact: Marion County, Missouri Assessor (573)248-1515" For further explanation as a state agency MDC does not pay real estate taxes. We do make payments to the County as a "payment in lieu of tax" which help support County services. I urge you to contact the Marion County Assessor about current tax rates. (5/6/19 9:42 AM)
