Auto-bid

As a bidder, you don't have to constantly watch auctions and worry about being outbid! All GovDeals Internet Auctions feature an auto-bid. In the bid box on the auction view page, enter the HIGHEST dollar amount that you are willing to pay, and the GovDeals bidding system will bid on your behalf by placing a bid at the current LOWEST minimum bid. If another bidder outbids your LOWEST minimum bid, the system will automatically place another bid, once again making you the current high bidder, until your "top dollar" number is reached. The auto-bidding system will continue to place the LOWEST minimum bids on your behalf until you are the winner of the auction or another bidder bids higher than your auto-bid. Auto-bids are completely private and are never displayed to other bidders. In the event of a reserve price auction, your auto-bid will immediately bid up to the amount of the reserve OR to the max amount of your auto-bid if the reserve price is in excess of your auto-bid.

Bid Extension

If a bid is placed during the final 3 minutes of an auction, the auction will automatically extend for additional 3 minutes. This will continue until no bids are placed during the last three minutes.

Since most bidding occurs during the final minutes of an auction, this allows all bidders a sufficient amount of time to continue bidding.

Probation Level 1 Bidding

This Seller has instituted a Bidder Probation Restriction on this auction. The Conservation Commission of the State of Missouri is offering approximately 39-40 acres of mostly wooded land in Marion County Missouri for sale to the highest bidder (after reserve price is met). This parcel of land is bisected by the South Fabius River. There is significant river frontage that conveys with the property. It is easily accessed by County Road 150 and is located approximately 15 miles West of Quincy, IL.

The property is heavily wooded and should offer excellent deer, turkey and small game hunting along with fishing in the South Fabius River. Note that access to the Southern part of the property is only available by crossing the river.

Please see attachments for several photos, a legal description and miscellaneous maps. Any maps provided are for reference only and any boundaries depicted may not be accurate. Buyers may obtain a survey at Buyer’s expense to verify boundaries. The Seller is not aware of any boundary disputes.

The area is served by utilities but there is presently no service to the site.

Closing will be held at Mark Twain Title company in Palmyra, MO or at another location by mutual agreement between Buyer and Seller.

Prior to closing, Seller shall furnish Buyer a commitment for an owner’s policy of title insurance in the amount of the purchase price showing the property to be free of all liens and encumbrances except those created or permitted by Buyer and except standard title insurance exceptions. The commitment will show marketable title to be vested in Seller. Buyer will have a reasonable time to examine the commitment. If any defects in the status of title are noted on the commitment, Seller will have a reasonable time to remedy same, provided that, if the defects cannot be remedied within sixty (60) days after notification thereof, this contract, at the option of either party, may be voided, and this contract will then be terminated, and the down payment returned to Buyer. Seller shall pay ½ and Buyer shall pay ½ of the cost of the title insurance and all closing costs.

A: When the property was purchased MDC purchased 40 acres more or less as per the attached deed dated December 12, 1991. According to the Marion County Assessor they do not assess the property owner for the area of the river. For a further explanation of that please feel free to contact the Assessor’s office directly at the number on the listing. A: This small parcel was originally acquired to provide a river access on the South Fabius River. At a later date other sites were developed in the region that served the need. A: This land has not been offered for sale since it was acquired in 1991( see attached deed). Zoning and site usage are typically managed at the County level.
